Tyler Culberson, an associate broker at NAI Platform whose specialty is industrial space, talks to people daily who are scouting locations to build or lease warehouses.
“Pick your adjective,” Culberson said. “It’s insatiable. It’s white hot. It’s just kind of endless demand at this point.” The biggest constraints in the site search, Culberson said, are a lack of infrastructure such as water and sewer lines, zoning that doesn’t allow for warehouses, and topographical challenges and wetlands.
“One thing I’ve been pushing hard [is for] the region to be more open to these types of developments,” Culberson said. “These facilities are drawing more jobs than they ever did historically.”
